How does Ironfish select its projects for clients?
Portfolio Approach
The Ironfish investing system helps clients accumulate their own portfolio of quality properties, with a mix of at least 2 types and spread over at least 2 different locations.
When Investors have greater flexibility to invest where and when the best opportunities are rather than being limited to what is ‘local or familiar’, investment risk is reduced and returns are maximised. When investing, the principle of diversity is extremely important - not having “all your eggs in one basket”. No one property location or type will perform at its peak all the time and so timing entry into different markets is important. Ironfish’s Research and Acquisition team continuously analyses the various markets throughout Australia and New Zealand - identifying the best opportunities, doing extensive due diligence and negotiating good property deals for its clients. It also regularly educates and updates clients on the market and investment opportunities. One of the key advantages Ironfish has over other property investment companies is its ability to make it easy for clients to achieve their goal of a building a diverse property portfolio - without having to spend endless hours on the internet and travelling. They let the Ironfish team do the work while they enjoy their lives and spend more time with their families.
Ironfish recommends clients invest in “new” properties in order to get into the best properties as early as possible and usually before they are even built - properties that will attract quality tenants and generate maximum tax benefits. Ironfish recommends both newly completed and off the plan properties. The speed of building a portfolio is entirely dependent on a client’s individual situation.
Research
Ironfish does rigorous due diligence on every project and research forms an essential part of evaluating which properties will perform well for clients. Research covers all aspects of the property from analysing the experience of the developer, quality of design and construction to the property’s location in relation to amenities, transport and services that quality tenants demand. Ironfish also looks at any key growth drivers (“X” factors) for the area such as new infrastructure and investment that will vastly improve the area and add extra value to property prices. Experienced investors know that there are significant differences between finding properties they “like” and finding ones that make good investments. Ironfish collects information from reputable sources including local councils, government organisations, public records, private research companies (that track price growth and history), media archives and extensive local knowledge networks.
Quality
Ironfish rejects most projects it analyses because most do not meet its strict selection criteria. This is a key difference between Ironfish and most property companies who normally list and recommend almost every property that is presented to them regardless of whether they will make the best investments for clients.
Ironfish’s Research and Acquisition team can deliver such high quality projects for two main reasons. First, it actively researches and identifies the best up and coming areas to invest in - proactively seeking out the best projects in the marketplace. And second, because of the size of the Ironfish network, its large investor client base and excellent track record, Ironfish is consistently approached by top quality developers who introduce hundreds of exclusive projects to Ironfish often before they are even released to the public or to other companies. With so many great projects and quality developers to choose from, Ironfish can be very selective of the properties it approves. And this means investors don’t have to waste their valuable time sifting through inferior investment opportunities.
Turn-Key Investments
Investment properties should be reasonably passive, and Ironfish investments are thoroughly researched and offered to clients as full “turn-key” investments that do not require much additional effort from each individual investor. Ironfish pre-negotiates and facilitates everything necessary for the property’s long term success from extensive property research and selection, quality control and price comparisons, to selecting independent solicitors and accountants, and the ongoing rental and management of the property. A traditional agent will almost never do all of this for a client, and even if they do, they won’t have a dedicated consultant helping them on a long term basis and have the benefit of all the systems and ongoing support that Ironfish offers. Feedback from clients who have used other companies in the past is that it is after the property had settled that the lack of service and on-going assistance became most obvious. Often properties sold were not “turn-key” at all and then they had a lot of additional work to do themselves. Because Ironfish helps clients build a portfolio, it makes sense that Ironfish assists the client every step of the way.
Property Reports
Ironfish creates property reports that contain essential information for investors about projects – such as why a particular property was selected, what amenities and services surround the project, research about the area and the developer to ensure that it is an investment that should perform well. Ironfish Property Reports are standard to projects in all locations and make the process of clients acquiring properties in unfamiliar locations much easier. Ironfish ensures that its clients have all the information they need to make clinical investment decisions without the need to fly around Australia and New Zealand and thereby avoid wasting a lot of unnecessary time and energy. For a minority of clients though who still want to fly interstate or across the Tasman to view particular projects, systems are in place to cater for their property viewing needs when required.
