The upper end of the Sydney property market has been on the move for some time, leading Sydney into the next upswing cycle but high entry prices have made it unattractive to first home buyers or investors. However there are positive signs for the Sydney property investment market in 2008.
Rod Cornish, the head of Macquarie Property Research states that "Strong migration to NSW, the undersupply of homes and improving rental yields could soon turn around even the state's worst performing areas. In the past six months, we've started to see some price growth in Sydney. What will do best are the inner-ring suburbs and some middle-ring suburbs, where there is some scarcity of product.”
John Edwards of Residex is more bullish about Sydney saying that it has “entered
a new period of growth
albeit not as strong as past cycles. However, unlike past cycles, rental yields are on the increase not decrease and the supply issues are such that it is unreasonable not to expect growth approaching the long term averages.”
