A “Stirling” vision for Perth’s inner-north

Last year, Mayor Giovanni Italiano proclaimed the City of Stirling will become the home of Perth’s second CBD. Today, his vision is fast coming into fruition with the completion of the first luxury apartment development in Western Australia designed by iconic architects, Elenberg Fraser. The development, named “Stirling Cross,” is a new work/life hub with café and dining precinct. It was developed by two industry leaders: Ascot Capital and Fini Group, which is one of the State’s most influential and highly awarded developers. Stirling Cross forms one of a series of landmark developments which are shaping the cultural evolution of Perth city.

A NEW WORLD-CLASS LANDMARK IN PERTH

Adrian Fini of Fini Group is the man behind some of Perth’s most creative and challenging developments, and was recognised last year with the award of West Australian of the Year.

“Adrian has been one of the most influential figures shaping the face of Perth through his work in business, property and the arts,” said Celebrate WA chairman, Michael Anghie. “The restoration of the State Building and COMO The Treasury hotel is a prime example of Adrian’s commitment to developing our State for the better.”

Putting Perth squarely on the world map, the now iconic COMO The Treasury hotel was voted the number two hotel in the world, according to leading travel publisher Conde Nast. No other Australian hotels made Conde Nast Traveler’s Reader’s Choice awards top 50 list last year.

Stirling Cross has been delivered in partnership with award-winning architects, Elenberg Fraser, known for their visionary designs across the Asia Pacific region. Their expertise in residential design has seen the practice deliver nearly half of all apartments nearing completion and under construction in Melbourne. Stirling Cross represents their first West Australian project.

In the two years since Stirling Cross was first launched and leading up to its upcoming completion of construction this year, there have been a number of announcements for major infrastructure developments in the City of Stirling, with some already underway or nearly completed. The culmination of these projects brings the Government’s vision for a “Stirling City Centre,” with the suburb of Innaloo as a primary lifestyle hub, very much into focus.

CONNECTING TO THE CITY’S FUTURE

The City of Stirling is a local government district comprising of some 30 suburbs, including the suburb of Innaloo, where the Stirling Cross residences are located. Innaloo is situated approximately 9km from the Perth CBD and is one of the best served areas for public transport in Perth.

It is easily connected to the city centre with an express train journey of just six minutes, whilst also offering convenient access to the freeway. Its positioning means it has been identified by Government as a key strategic location for transit oriented development (TOD) transforming the area into a shopping, lifestyle and employment hub.

“Outside of the CBD, more people will be living in activity centres like Armadale, Midland, Cockburn, Murdoch and Stirling with transit-oriented developments being built in each of those areas,” said Metropolitan Redevelopment Authority, CEO, Kieran Kinsella.

Stirling Cross is one of the first residential buildings to capitalise on this by being situated within the heart of one of the fastest growing economic hubs in WA.

For residents, Innaloo offers the perfect balance between city and coastal lifestyles. It is close to the beach – and locals love not having to cross the freeway to get there, with the option of enjoying a leisurely cycle to the coast instead.

Residents will also benefit from significant Government investment into the redevelopment of neighbouring Scarborough Beach. This multifaceted program is designed to create one of Australia’s best beachfront destinations for locals and tourists alike, with new restaurants, cafes, shops and entertainment. A new three-level surf club complete with fine dining restaurant will overlook Western Australia’s first beach pool – currently under construction as part of the redevelopment works.

THE “JEWEL IN THE CROWN”

Government investment in the area’s infrastructure is matched by the private sector as well. Innaloo is home to Perth’s only Ikea as well as one of the three Westfield shopping centres in Perth earmarked for a major expansion – representing the most significant retail project in WA for over a decade. Described by Mayor Italiano as the “jewel in the crown” in the development of Stirling as Perth’s second CBD, the $450 million expansion of Westfield Innaloo will add nearly 100 new stores including a fresh food market and a number of international retailers.

“The City of Stirling town centre is going to become a world-class lifestyle hub for Perth’s coastal and northern suburbs,” said City of Stirling, Mayor Italiano.

“This redevelopment will capitalise on Innaloo’s great location to become one of Perth’s premier retail destinations, as well as providing a key step towards the Stirling City Centre fulfilling its role as a strategic metropolitan centre in Perth’s planning hierarchy,” said Scentre Group (Westfield’s Owner) Development General Manager, Roy Gruenpeter.

“We have strong confidence in any dollar we invest and we see opportunity in WA for the longer term,” said Mr Gruenpeter.

Construction plans have also been revealed for a $50 million revamp of the Innaloo Event Cinemas precinct to include further hospitality options and an Aldi supermarket.

A “STIRLING” FUTURE

Three years ago, Perth Lord Mayor, Lisa Scaffidi said, “There is no doubt that our city is a very attractive and vibrant place in which to live and obviously developers can see the potential and are investing here.”

Fast forward to 2017 and Stirling Cross forms a prime example of developer confidence in investing in this growth region. And for property investors, the completion of the Stirling Cross project is also highly anticipated.
